Our published rates do not include 11% net local taxes (9% Transient Occupancy Tax + 2% Tourism Business Industry District Tax).
Renting from us requires that you agree to our rental Terms and Conditions in full. No exceptions are possible.
Your payment and your occupancy are each confirmation of your agreement in full to those terms and conditions.

This is not a security deposit or a flat fee.
$325/visit payment required before arrival.
This will be used to pay the caretaker & crew to clean after your visit.
A cleaning charge of $275 is common. The actual amount will depend on the size and composition of your group, as well as how clean you leave the house.
We will refund any remaining balance to you after your visit.
Please be patient; it may take as long as a month to receive your refund.

$25/night + tax each additional guest.
Absolute maximum of 12 guests total, regardless of age.
No charge for additional minor children accompanied by a parent.
To protect yourself against liability for fraud, you must declare all overnight guests (all adults, children and any pets).

Pets are allowed only with prior approval.
There is a $20/night + tax additional charge for each pet.
There is carpeting throughout the house! You are responsible for keeping it clean.
Your cleaning charges may be higher than normal because of your pet.
Pets must be leashed when outside
Note that pets are only allowed on very few trails within the National Park.
You cannot leave your pet alone in the house.
Pet-sitting services may be available in Fish Camp -- please ask.

A cleared deposit of first night's rent secures your reservation.
The fully cleared balance is due 30 days before your arrival date.
Your balance must be paid in full before you can occupy the property.
If you need to cancel a reservation more than 30 days prior to arrival, we will return 100% of any payments you made for that reservation.
If you need to cancel a reservation within 30 days, but more than 7 days prior to your arrival, you will forfeit an amount equal to one night's rental rate. We will return any remaining balance of payments you have made for that reservation.
If you need to cancel a reservation within 7 days of your arrival, you will forfeit an amount equal to the smaller of 3 night's rental rate, or the entire rental amount. We will return any remaining balance of payments you have made for that reservation.

Our preferred method of correspondence is by email. If that is not convenient for you, we can correspond by telephone or First Class mail.
After we receive your reservation deposit, we will send you a confirmation listing your arrival and departure dates and expected number of guests.
After we have received your full payment, we will send you a confirmation receipt which includes detailed driving directions and information on how to obtain a house key.

Guests may often check in as early as 3 pm (not before), but you may find the house still being cleaned. In that case you will want to disturb the workers as little as possible so that they can finish quickly.
Let us know if you would like us to share your mobile phone number with the workers; then they can send you a text if the house is ready before 5 pm.
If you arrive late at night, you will still be able to get into the house.

If needed you may check out later (no later than noon), but should they arrive, you must allow workers to enter and begin cleaning the house.

We now have trash service in Fish Camp! We will provide instructions after your account is paid in full.
